What the assistant can do

Once you connect Claude or ChatGPT, it works on your deals through TurboOffice. It reads what you can read, makes small changes you can undo, and stages anything that commits you as a card for you to approve.

What you can ask

Ask in your own words. Questions about your deals, offers, documents, tasks and dates are answered from TurboOffice. Drafting offers, counters, amendments and terminations, starting listings and buyer deals, and CMAs go to TurboOffice's own assistant. The assistant also knows these kinds of work, each with an example request:

  • An offer on a property — from our buyer, or written up on the caller's own listing — "offer on 155 Main St, 540k, 10-day DD, close in 30"
  • An offer that already exists, ours or theirs, and everything done to it after: a change to its terms whatever the request calls it — "move closing on the Brooks contract to Aug 19", "drop Philip's price 5k and give them until Friday" — pulling our own paper back (discard a draft, withdraw a sent offer, recall it to edit, bring back a withdrawn one, record that the other side signed it, record the contract from a file already on the deal), answering theirs (decline, set aside or accept their counter or amendment, mark the buyers' offer not accepted, record that they rejected or withdrew, undo any of those), ending a bound contract by one party's right or by mutual release — "the buyer is terminating during due diligence" — and fixing what the platform's RECORD of an offer says the paper contains — "the earnest money on Philip's offer is 5k not 500". A new offer with no paper yet is the offer skill
  • A document to send out for signature that is not one of the deal's instruments — "get the attorney's signature on this exhibit", "prep this affidavit to sign"
  • A file that is one of a deal's instruments — in this conversation or already on the deal — signed or not
  • A CMA — pricing a home from the sales around it — "run a CMA on 117 Terrace Dr", "what should we list the Loridans house at?"
  • A form from the brokerage's library that no other skill composes — a disclosure, an addendum, a repair request, a touring or agency agreement, the brokerage's own form — the paper a deal still owes (its listing or buyer agreement, the seller's disclosure), and a new buyer client started on their representation agreement — "start a touring agreement for Dana", "draft the listing agreement on Wren Hollow"
  • Who signs and where: add, replace or remove a signer on a draft or on paper out for signatures, add a seller or buyer to a deal, take one off or put one on or off title (a listing or buyer agreement's signers follow the deal), put a draft's signing fields back to the form's own — "add a signer to the listing agreement", "reset the form"
  • The deal itself or its clients: archive a deal or take it out of the archive, move it between the stages before a contract, change a listing's list price, close a deal (one whose contract was signed outside the app too) or correct a closed deal's price, day or commission, move a contract's closing date, share uploaded files with the clients, correct a seller's or buyer's name, email or phone — "archive the old Kaden deal", "send the inspection to the sellers for their records", "Kaden's email is wrong, it's kaden@gmail.com", "we're live, mark it listed", "drop the list price to 425", "it closed Oct 7 at 262k", and a sale that already closed off the platform, recorded so it counts in the agent's closed numbers — "add my closing on 4 Elm St from March, 412k, 3%"
  • A deal's pricing and its agreement's period: move a listing or a buy deal to another pricing plan, adjust its commission or a fee, extend or shorten the listing or engagement period, or draft a new agreement rather than an amendment — "move the Kaden listing to the 2.5% plan", "drop Kaden's commission to 2.75", "extend the listing through March", "the sellers want a new listing agreement, not an amendment"
  • A whole deal coming over from another system with its paper, live or already over — "here is the Dotloop folder for 12 Oak St, bring it over"

Cards

A card is a change waiting for your approval. It says what approving it commits. Binding or ending a contract and sending paper for signatures are always cards. You approve a card in TurboOffice, or tell the assistant to approve it for you. Nothing on a card happens until then. Some other requests can send invitations immediately, as described on the consent page when you connect.

Threads

When you ask for drafting or other work the assistant's tools do not do, it hands the request to TurboOffice's own assistant. That work happens in a thread you can also open in TurboOffice's chat on the deal. Drafts come back as links you open in TurboOffice to review, sign or send.

Files

A file you want TurboOffice to read (a counteroffer that came by email, a signed copy) goes onto a thread. The assistant can hand TurboOffice an https link to the PDF, or ask TurboOffice for an upload link: a one-hour link, good for that thread only, that needs no sign-in. You open it in a browser and choose the files, or the assistant posts them to it (up to 20 files of 50 MB each). TurboOffice's assistant reads the files on the thread's next turn.

What always stays with you

  • Signing. You and your clients sign in TurboOffice.
  • Approving cards, unless you tell the assistant to approve one.
  • What the assistant can see: only the deals you can see in TurboOffice.

What TurboOffice receives

TurboOffice receives the requests the assistant sends to its tools, such as a deal it asks about or a request it hands to TurboOffice's assistant. Those requests are kept with your account like the rest of your work. TurboOffice does not receive the rest of your conversation.

When a request gets stuck, because you asked for something no tool does or a tool refused, the assistant sends the TurboOffice team a short note saying what you wanted and what got in the way, sometimes quoting your words. It tells you each time it sends one. The team reads these notes to improve TurboOffice. See the privacy policy.
